Default Spectators

Do you like to have spectators when you are doing demolition (provided they are safely away from the equipment and falling building pieces.)

What kind of experiences have you had (good or bad)with spectators on your jobsite?

I have never real had a problem. We have been heckled a little bit before. On one project the spectators actually cheered, we were tearing down a former drug house. So of course they were happy.

Default Demo for Evictions

James:

I'm curious, what kind of demo do you do in connection with evictions?

The landlord throws the tenant out and you come in and wreck the joint?

Or do you have to throw the tenants out too?

How does this work, I'm very curious?

Are there ever any issues with property that they leave behind?

What kind of buildings are these?

We were "hooked" up with several different commercial property management companies.

They would evict the tenants and some times the tenants would just leave.

Yes we would go in and remove any left over items. Depending on the client and the type of space we would return it back into a vanilla shell and it was ready for the next client. I would say that most of these projects were retail spaces, although we did down some offices, but those were mainly just removing furniture and stuff.

This was a great “supplement” to our company. The property managers knew we had the manpower, the dumpsters and the connections to sell the furniture or any thing of value. Most of the time, we kept any monies from the sales.

We never had to evict anyone personally, so that wasn’t a problem.

James, I got hooked up with a guy that owns a string of storage unit site. We go in after people default on their rental fees and clean out the leavings. We trash the junk and he auctions the salable items to cover our time nd to recoup some of his loss. We do it maybe twice a year.

We had great success with it and have made some pretty good money. It was never in the plan to do this, but when we were working for one of the property managers during a demo, he asked us if we be interested in performing a tenant clean-out and we said sure why not. Over the next couple of years we did about 150 of the total for multiple clients.
